Real Estate & Property Lawyer in City of Manila
We handle Manila property matters: title verification with the Registry of Deeds for the City of Manila, commercial building and warehouse leases, ejectment cases, estate transfers of long-held family property, and real property tax assessments.
Manila property carries the oldest paper in the country, and problems here are usually inherited rather than current: titles still in the name of a grandparent, unrecorded sales from decades past, uncancelled mortgages, and occupants with long possession and colourable claims. Tracing the chain of title back through the Registry of Deeds and settling the estates along the way is often the real work — and it can generally be completed if it is started before a buyer's money moves.

Frequently asked questions
The title is still in our grandparent's name. Can we sell?
Not until the estate is settled and the property transferred to the heirs. Extrajudicial settlement is available where the heirs agree and there is no will, subject to publication and estate tax clearance. This can usually be done ahead of a sale.
Someone has occupied our Manila property for years. Can we still recover it?
It depends on how the possession began and how long it has run. Ejectment has short filing periods measured from dispossession or demand; beyond those, recovery requires a different and slower action. Speak to us early.
Are old, uncancelled mortgage annotations a problem?
Yes. An annotation stays on the title until formally cancelled, even where the loan was paid decades ago. Cancellation needs the creditor's release, which becomes harder to obtain as time passes.
