Real Estate & Property

Land, condos, leases, and developments — secured with proper paperwork the first time.

Real estate transactions in the Philippines are paper-intensive and unforgiving. A single defect in a title, tax declaration, or deed can derail a transfer or invite a quieting-of-title suit years later. We provide title due diligence, deed preparation, BIR and Registry of Deeds processing, and litigation support for buyers, sellers, lessors, and developers.

Services

How we work

1. Title trace: We verify ownership history, encumbrances, and tax status.

2. Documents: We draft the deed and supporting affidavits to BIR and RD standards.

3. Processing: We secure CAR, transfer tax clearance, and new title in the buyer's name.

4. Turnover: You receive a clean title, updated tax declaration, and document file.

Frequently asked questions

Can foreigners own land in the Philippines?

No — foreigners cannot own land in the Philippines. They may own condominium units within a project's 40% foreign ownership cap, own buildings on leased land, and hold long-term leases of up to 50 years renewable for 25. We structure compliant ownership arrangements.

What taxes apply to a sale of real property?

A property sale typically carries 6% capital gains tax (or 6% creditable withholding for ordinary assets), 1.5% documentary stamp tax, transfer tax of up to 0.75% depending on the LGU, and registration fees. Rates vary by asset classification. We compute the full cost upfront.

How do I check if a title is clean?

Get a certified true copy of the title from the Registry of Deeds and check it for annotated liens, adverse claims, and notices of lis pendens. The chain of ownership and tax declarations must also match. We run this full due diligence before any purchase.
