Real Estate & Property Lawyer in Cavite
We handle Cavite land and property matters: title verification and chain-of-title tracing, agricultural conversion and agrarian coverage checks, subdivision purchases and developer complaints, industrial land acquisition and leases, and boundary and right-of-way disputes.
Cavite land almost always has an agricultural past, and that past is the main source of risk. Before a purchase, we verify the certified true copy of the title with the correct Registry of Deeds, check whether the parcel was covered by agrarian reform and how it was converted or exempted, look for tenancy claims and notations, confirm the local zoning classification, and inspect actual possession. Buyers who skip the agrarian history are the ones who discover a claimant years later.

Frequently asked questions
How do we know if Cavite land is covered by agrarian reform?
Through the title annotations and a check with the Department of Agrarian Reform for coverage, exemption, or conversion records. A clean-looking title can still sit over land with unresolved agrarian status.
Can agricultural land be used for a factory?
Only after proper conversion or exemption. Building on unconverted agricultural land exposes the project to orders to cease and to claims from beneficiaries, regardless of how much has been spent.
Our subdivision developer has not delivered the title. What can we do?
File a complaint with the housing regulator, which has jurisdiction over subdivision and condominium buyer claims including non-delivery of title, refunds, and unfulfilled development commitments.
