Law firm in Cavite, Philippines
Cavite is one of the country's manufacturing engines and, simultaneously, one of its fastest-growing residential provinces. The industrial estates around Rosario, General Trias, and Dasmariñas host export manufacturers and their supply chains, while Bacoor, Imus, and Silang absorb a steady outflow of Metro Manila households into new subdivisions.
Those two forces generate the province's characteristic legal work: labor and contracting-arrangement questions in plants running multiple shifts, and land questions — agricultural conversion, subdivision title problems, boundary and right-of-way disputes, and buyer complaints against developers — in the residential belt.

Why clients choose us
- Plant-floor labor experience: Contracting arrangements, project employment, and union matters in a manufacturing setting are core work for us.
- Land title diligence: We check the chain of title, agrarian history, and encumbrances before a Cavite purchase closes, not after.
- We travel for hearings: Cavite stations are within regular reach, and we set fees so provincial attendance is predictable.
We attend hearings and client meetings across Cavite from our Quezon City office. Travel arrangements for provincial appearances are agreed in writing at engagement so there are no surprises.

Frequently asked questions
We are buying subdivision land in Cavite. What should be checked?
The certified true copy of the title from the correct Registry of Deeds, the tax declaration and real property tax clearance, whether the land was ever agricultural and how it was converted, any agrarian notation, the approved subdivision plan, and actual possession on the ground. Problems in Cavite land are far more often historical than current.
Can foreigners buy property in Cavite?
Foreign nationals cannot own land in the Philippines, but they may own condominium units within the statutory foreign ownership ceiling of a project, and they may hold long-term leases. We structure the arrangement so it is enforceable and not a dummy arrangement.
Our plant uses a manpower contractor. What is our exposure?
If the arrangement is labor-only contracting — the contractor lacks substantial capital or the workers perform activities directly related to your principal business under your control — you can be treated as the direct employer of those workers. We review the contract and the actual practice, because the practice is what an arbiter examines.
Where is a labor case against a Cavite employer filed?
With the NLRC regional arbitration branch covering the workplace, generally after a Single Entry Approach conference. Economic-zone locators are not exempt from this process.
A developer has not delivered our title. What can we do?
Buyer complaints against subdivision and condominium developers, including non-delivery of title and refund claims, are pursued before the housing regulator rather than the ordinary courts. We prepare and prosecute those complaints.
