Real Estate & Property Lawyer in Cebu City
We advise on Cebu property transactions: title verification with the Registry of Deeds for Cebu City, condominium purchases and foreign ownership ceilings, resort and commercial leases, deeds and transfer documentation, and property disputes.
Cebu and Mactan property carries risks that Metro Manila buyers underestimate: coastal and foreshore land where private title may not extend to the water, tourism-zone and environmental restrictions on development, and untitled land held under tax declarations only, which is common in the outlying areas and is not a substitute for title. We verify the title, the classification, and the development restrictions before a buyer commits, and we structure foreign participation through condominium ownership or long-term lease rather than a nominee arrangement.

Frequently asked questions
Can a foreigner buy a house and lot in Cebu?
Not the land. Foreign nationals may own condominium units within the project's foreign ownership ceiling, or hold a long-term lease over land. Arrangements that put land in a nominee's name are unlawful and unenforceable.
Is a tax declaration proof of ownership?
No. It evidences a claim and tax payment, not title. Untitled land can sometimes be brought to title through the proper proceeding, but it should not be bought as though it already were.
What restricts development on coastal Cebu property?
Foreshore and salvage zone rules, environmental clearance requirements, and local tourism or zoning ordinances can all limit what may be built. These need checking before purchase, not at permitting.
