Real Estate & Property Lawyer in Bulacan
We handle Bulacan property matters: title verification and estate transfers, agrarian coverage and conversion checks, expropriation and just compensation for infrastructure projects, subdivision and industrial land purchases, and boundary and right-of-way disputes.
Infrastructure has changed the economics of Bulacan land, and with it the legal work. Landowners in the path of road, rail, and airport projects face expropriation, where the initial government offer is not the ceiling — just compensation is fair market value at the time of taking, and it can be contested with valuation evidence in the expropriation proceeding. On the private side, rising values have revived old boundary and tenancy claims over parcels that sat untouched for decades.

Frequently asked questions
The government offered a price for our land. Must we accept it?
No. You may contest the amount in the expropriation proceeding and present your own valuation evidence. Accepting early can be sensible, but it should be a decision made with a view of what the property is actually worth.
How is just compensation determined?
By the court, based on the fair market value of the property at the time of taking, considering factors such as location, classification, use, and comparable sales. Independent appraisal evidence matters.
Can a tenant claim rights over land we inherited?
Agricultural tenancy rights can survive a transfer of ownership and are not extinguished by inheritance or sale. The tenancy status has to be verified before any development or disposal is planned.
